The most significant advantage of having an annual gas boiler service is ensuring your home is a safer place as a damaged and faulty boiler could potentially lead to dangerous fires or gas leaks. A faulty boiler can also increase the risk of releasing carbon monoxide

An annual service will start with a visual check to ensure that the boiler and associated pipework is installed and positioned correctly. I would then check that your boiler is operating correctly and identify any initial problems. Then I will remove the boiler casing to look at its components to check the boiler is working safely and efficiently, and clean the components inside the boiler.

The following checks are then carried out and documented:

  • Correct gas pressure and flow rates
  • Flue and combustion : A flue gas analyser will be used to make sure the boiler is burning the right mixture of gas and air and that the flue is not blocked                     
  • Electrical connections are clean and in good condition
  • Fans and other key components are working efficiently
  • Seals are intact
  • Electrodes are in a good condition
  • Safety devices are checked
  • Condensate trap and pipe is not blocked
  • Water and gas pipework visually inspected for corrosion 
  • Flue flow and spillage tests carried out where required
 

On completion a formal document is completed which informs you if the boiler meets safety legislation and regulations. I would explain any repairs or maintenance work that may be needed to be undertaken and ensure any parts used come from a reputable manufacture.
